Should Your Hoboken Business Buy Its Space or Keep Leasing?

By NexGen LendingLast updated October 20268 min read

Short answer: Buying usually makes sense when your business is stable, plans to stay in the same space for many years, and can put down roughly 10% to 20% of the price. Leasing makes more sense when you need flexibility, want to keep cash for growth, or your business is still young. In Hoboken, high rents push many established owners to consider buying, but flood zone rules and insurance costs need to be part of the math.

Commercial space in Hoboken is expensive, and every rent check builds your landlord’s equity, not yours. That’s why many established Hoboken owners eventually ask whether they should buy a building, often a mixed-use property with their business on the ground floor and apartments above.

This guide walks through the trade-offs so you can make the decision with real numbers.

Is it better to buy or lease commercial space?

Short answer: Neither is always better. Buying builds equity and locks in your occupancy cost; leasing keeps cash free and lets you move easily.

When does buying make sense for a Hoboken business?

Short answer: Buying tends to make sense when you have at least two years of solid financials, plan to stay ten years or more, and can afford the down payment without draining your working capital.

Signs you may be ready:

How much down payment do I need to buy a commercial building?

Short answer: With an SBA 504 loan, owner-occupied buyers commonly put down as little as 10%. Conventional commercial loans more often require 20% to 30%.
What is an SBA 504 loan? An SBA 504 loan is a U.S. Small Business Administration program for buying or building commercial real estate and major equipment that the business itself will use. A typical structure is a bank loan for about 50% of the project, a loan from a Certified Development Company (CDC) backed by the SBA for about 40%, and the business owner’s down payment of about 10%. Newer businesses or special-purpose properties may need a larger down payment. To qualify, the business generally has to occupy at least 51% of an existing building.

Other options include SBA 7(a) loans, which can also finance real estate, and conventional commercial real estate loans. Already own a home or other property? Real estate funding through a HELOC or cash-out refinance can help cover the down payment. Budget separately for closing costs, inspections, appraisals and any renovations.

Do I need flood insurance to buy commercial property in Hoboken?

Short answer: If the property is in a FEMA Special Flood Hazard Area and the loan comes from a federally regulated lender or carries a government guarantee, flood insurance is required. Much of Hoboken sits in a flood zone, so plan for it.

Before you make an offer, check the property’s flood zone on FEMA’s flood maps, ask for the flood insurance history and premium quotes, and have an inspector look at the basement, mechanical systems and any past water damage. Flood insurance can change the monthly cost of ownership meaningfully, so get a quote early rather than at closing.

Can my business buy a mixed-use building?

Short answer: Yes. Mixed-use buildings, with commercial space below and apartments above, are common in Hoboken and can be financed. The loan type depends on how much of the building your business occupies.

If your business occupies at least 51% of the building, owner-occupied programs like the SBA 504 may apply. If most of the building is rental units, the lender will usually treat it as an investment property with different terms. For investment purchases, see our guide to real estate investor loans.

When is leasing the smarter choice?

Short answer: Lease when your business is less than two years old, when you may need more or less space soon, or when a down payment would leave you without a cash cushion.

Cash spent on a down payment isn’t available for equipment, hiring or a second location. For many growing businesses, the better move is to lease now, build strong financials, and buy in a few years.

How to Decide: A Quick Checklist

  1. Have you been profitable for at least two years?
  2. Do you plan to stay in this area for ten years or more?
  3. Can you cover the down payment and closing costs and still keep several months of expenses in reserve?
  4. Have you compared the full monthly cost of owning (loan, taxes, insurance including flood, maintenance) to your rent?
  5. Do you know the property’s flood zone and repair history?
  6. Have you talked with your accountant about the tax effects?

If you answered yes to most of these, it’s worth pricing out a purchase.

Frequently Asked Questions

Is it cheaper to buy or rent commercial space in Hoboken?

Over a long period, owning can cost less because your payment builds equity and doesn’t rise with the market the way rent can. In the short term, buying usually needs much more cash up front. Compare the full monthly cost of owning, including taxes, insurance and maintenance, to your current rent.

What credit score do I need for a commercial real estate loan?

It varies by lender and program. SBA and bank lenders generally prefer good to strong credit. NexGen’s real estate funding starts at a 650 credit score, and we can tell you which programs fit your profile.

How long does it take to close on a commercial property loan?

Commercial real estate loans usually take longer than other business loans because they need appraisals, environmental reviews and title work. Several weeks to a few months is common, and SBA 504 loans can take longer.

Can I use an SBA loan to buy a building and renovate it?

Yes. SBA 504 and 7(a) loans can cover both the purchase and improvements to a building your business will occupy.

Does NexGen finance home mortgages?

No. NexGen does not originate home mortgages. Our real estate funding is referral-only: we connect business owners through our network for HELOCs, cash-out refinances and loans secured by property they already own.
